Overbids are as common as the fog. Interest rates are low and demand is still amazingly high. There is a ton of money in this city. Remember that. Like I've said before, national averages don't mean anything in San Francisco. $$___ Maximum overbid of the week**: This was a very close race, but the winner in the end is 2330-34 Geary in Lower Pacific Heights. Three unit building. Not the prettiest I've ever seen. Approximately 2900 square feet, $344 per square foot (Seems like a bargain, but let's be honest here.), asking $799,000 sold for $1,018,000. Fixer Frenzy!

Just got word about a little house at 115 2nd Ave. that was in serious need of a ton of work. I'm sure this is going to make my Maximum Overbid of the week this week, but I'm getting this out hot off the presses. They were asking $725,000, and they received 43, yes fourty-three, yes that is 43, offers!!!! Rumor has it, the winning offer is a contractor and it is close to $1.1 or $1.2 million. Insane!!!!

I've seen some slowing in sales at some levels of the market, but overall I can honestly say the market is still quente! It is still a good time to get in the market if you are a buyer, and a good time to get out if you are a seller. If you are selling your place in San Francisco and looking to buy another place here, expect competition. On the other hand, if you are selling a home here in San Francisco, and buying in one of the "red" states you should be able to afford a castle.
