There are no indications that it should slow down either. Interest rates are low, demand is high, inventory is low, economy is good, and like I've said before there is only one San Francisco in the world and there is a ton of money in this city. $$___ Maximum overbid(TM) of the week**: Bernal got beat out this week. 57 Thrift Street in Oceanview. That is normal for this time of year. Sales continue to roll on the properties that are on the market though. This is San Francisco, and in my humble opinion things aren't going to slow down anytime soon. Watch out for the New Year. I know many, many people that are waiting both to buy and sell. It's going to heat up even more. Forget all the hype about a bubble and interest rates. This is San Francisco. I keep saying this. There is only one San Francisco in the world. People will ALWAYS want to live here. Even if a magnitude 8.0 quake hits. Maybe then we'll be an island and the surf will be good on the south shore with all the Northwest wind we get. $$___ Maximum overbid(TM) of the week**: 32-36 Richland Avenue in Bernal Heights. Five unit building. $161 per square foot. Eight days on the market. Asking $549,000 sold for $826,000. I keep saying Bernal is HOT! This keeps proving my point. They are what make this newsletter tick.* _ Regarding Squaw Valley USA. They have hands-down the best terrain of any resort in Tahoe. They received up to three feet of snow this past week, KT-22 is opening, and the upper mountain is untouched. Just $35! That is a no-brainer! $____ Market Update: Cranking!! No slowing. I ran a different report for myself today and actually sat down with a pen and counted how many properties sold at, above, or below asking this week (Keeping in mind this is subject to Realtors actually entering the sale in MLS for this week). For single family homes there were 81 sales. Sixty nine (69) of them were above asking, four (yes 4) were at asking (A lot of times this number is bogus, because you can refuse to enter exact sales prices if the clients request to do so.), and eight (8) were below. For condos there were sixty-six (66) sales. Of those, fifty-two (52) were above asking, five (5) were at asking, and a whopping nine (9) were below. Needless to say, the market is Zesto! $$___ Maximum overbid of the week**: There are so many mind-blowing overbids this week, I don't know what to do. There is a clear winner in terms of percentage over, but it is no surprise. That is 107 Britton in Visitacion Valley. Two bed, two bath, asking $198,000, sold for $468,000. That is just bad pricing. On the other hand, I have to showcase the big-money crowd getting in the game of overbidding. The address is 2610 Jackson in Pacific Heights. Four bedroom, 4.5 baths, 4 car parking. On the market 19 days. Asking $3,750,000, sold for $4,900,000. Yes that is $1,150,000 above the asking price. Regardless of percentage, that is a ton of money to essentially throw into a hat, and trust your Realtor. Hopefully, they weren't the only offer. Here's a link to the property description. $$$___ My Thoughts: I heard Johny Depp bought a 45 acre island in the Caribbean with 50 inhabitants on it, a huge private white sand beach, and warm weather for around $3.6 Million. Let's see, a house in Pacific Heights with 750,000 inhabitants, a dirty brown beach, and average temperatures that hover around 60 degrees, or an island in the Caribbean. Which would you prefer? We all make mistakes, right? $____ Market Update: ATSUI! (Hot in Japanese, Thanks Dave!) I ran out of translations I know for Hot, so other suggestions are welcome. There is a definite slow down in new properties listed on the market, but that is typical for this time of year. People would rather drink eggnog, sing carols, and go to holiday parties, than have hordes of curious buyers and neighbors trampling through their homes. However, the properties that are on the market are enjoying a lack of inventory party themselves. Fewer homes to choose from + the same amount of buyers = a recipe for competition and overbids. $$___ Maximum overbid of the week**: 40%. Yes 40% over. Can you imagine walking into Lombardi Sports and saying, "I'd like to buy those skis, but I want to pay 40% more for them because they are the last pair on the rack." Even though you know in the back of your mind, there will be another pair for sale soon. It's insane! I'm going to start a new section soon, called "Comparison Shop", where I'll find properties in other parts of the country for the same price as these and you decide which you like better. So on with the show... 241 San Fernando in Balboa Terrace. 3 bedroom, 1.5 bath, 1 car parking, square footage is not listed, asking $995,000, sold for $1,401,000. It's the extra $1000, that kills me. Overbids are as common as the fog. Interest rates are low and demand is still amazingly high. There is a ton of money in this city. Remember that. Like I've said before, national averages don't mean anything in San Francisco. $$___ Maximum overbid of the week**: This was a very close race, but the winner in the end is 2330-34 Geary in Lower Pacific Heights. Three unit building. Not the prettiest I've ever seen. Approximately 2900 square feet, $344 per square foot (Seems like a bargain, but let's be honest here.), asking $799,000 sold for $1,018,000. Fixer Frenzy!

Just got word about a little house at 115 2nd Ave. that was in serious need of a ton of work. I'm sure this is going to make my Maximum Overbid of the week this week, but I'm getting this out hot off the presses. They were asking $725,000, and they received 43, yes fourty-three, yes that is 43, offers!!!! Rumor has it, the winning offer is a contractor and it is close to $1.1 or $1.2 million. Insane!!!!

It is still a good time to get in the market if you are a buyer, and a good time to get out if you are a seller. On the other hand, if you are selling a home here in San Francisco, and buying in one of the "red" states you should be able to afford a castle.
