They are what make this newsletter tick.* _ Regarding Squaw Valley USA. They have hands-down the best terrain of any resort in Tahoe. They received up to three feet of snow this past week, KT-22 is opening, and the upper mountain is untouched. Just $35! That is a no-brainer! $____ Market Update: Cranking!! No slowing. I ran a different report for myself today and actually sat down with a pen and counted how many properties sold at, above, or below asking this week (Keeping in mind this is subject to Realtors actually entering the sale in MLS for this week). For single family homes there were 81 sales. Sixty nine (69) of them were above asking, four (yes 4) were at asking (A lot of times this number is bogus, because you can refuse to enter exact sales prices if the clients request to do so.), and eight (8) were below. For condos there were sixty-six (66) sales. Of those, fifty-two (52) were above asking, five (5) were at asking, and a whopping nine (9) were below. Needless to say, the market is Zesto! $$___ Maximum overbid of the week**: There are so many mind-blowing overbids this week, I don't know what to do. There is a clear winner in terms of percentage over, but it is no surprise. That is 107 Britton in Visitacion Valley. Two bed, two bath, asking $198,000, sold for $468,000. That is just bad pricing. On the other hand, I have to showcase the big-money crowd getting in the game of overbidding. The address is 2610 Jackson in Pacific Heights. Four bedroom, 4.5 baths, 4 car parking. On the market 19 days. Asking $3,750,000, sold for $4,900,000. Yes that is $1,150,000 above the asking price. Regardless of percentage, that is a ton of money to essentially throw into a hat, and trust your Realtor. Hopefully, they weren't the only offer. Here's a link to the property description. $$$___ My Thoughts: I heard Johny Depp bought a 45 acre island in the Caribbean with 50 inhabitants on it, a huge private white sand beach, and warm weather for around $3.6 Million. Let's see, a house in Pacific Heights with 750,000 inhabitants, a dirty brown beach, and average temperatures that hover around 60 degrees, or an island in the Caribbean. Which would you prefer?
