Don't forget to click on the "New on Market", and "Sold" reports below. They are what make this newsletter tick.* $____ Market Update: A little birdie told me the other day the market is hot and should continue to be so. Another little birdie, who is actually a mortgage broker friend of mine, thinks interest rates are going to decline gradually over the next year. He actually got this information from an economist who has been right on the money for market predictions for the last 25 years (says my friend). It comes down to a he said, she said, so take this with a grain of salt. The fact is...Nobody knows what rates will do, but it is safe to say they aren't going to spike anytime soon. $$___ Maximum overbid(TM) of the week**: 615 Alvarado Street in Noe Valley. 3 bed, 1.5 bath, 2 car parking, roughly 1679 square feet, $780 per square foot, 21 days on the market, asking $995,000 sold for $1,310,000. That's not bad. They are what make this newsletter tick.* $____ Market Update: The market is still smokin'. I have heard everything under the sun in regards to what the market is going to do. There are the nay-sayers who are certain it is going to tank. There are the optimists who are certain it is going to continue to go up like it did this past year. Everybody is an expert on interest rates and what effect they will have on our market. And there are the people receiving this newsletter who don't live here shaking their heads wondering why the hell we pay such exorbitant prices for real estate. I would have to say I side with the optimists and we live here because we can. $$___ Maximum overbid(TM) of the week**: 1260 Monterey Blvd. in Monterey Heights...4 bed, 3 bath, 2 car parking, approx. 2800 square feet, asking $1,045,000 sold for $1,600,000. Yes that is $555,000 above the asking price. Or 53% above asking price. No matter how you slice it, it is unreal! Happy New Year!!!!!

Dear Friends: ****WWW.SQUAW.COM Over 4 Feet of fresh snow has fallen since Weds AM, and snow continues to fall with much more (in feet) still in the forecast. Squaw Valley USA is open with skiing and riding for all abilities. Fresh powder all over, alongside miles of groomed terrain. Get out and enjoy fresh powder, skiing, boarding, ice skating, shopping, dining, and more. Step Up to Squaw...It's THE mountain!**** _____ Welcome to the newest members of the list. Don't forget to click on the "New on Market", and "Sold" reports below. They are what make this newsletter tick.* $____ Market Update: The market is still smokin', but has definitely slowed for the holidays. It's like a bear hibernating in winter. There are no indications that it should slow down either. Interest rates are low, demand is high, inventory is low, economy is good, and like I've said before there is only one San Francisco in the world and there is a ton of money in this city. $$___ Maximum overbid(TM) of the week**: Bernal got beat out this week. 57 Thrift Street in Oceanview. Cute little place actually. Kind of like a shoebox with a view. 950 square feet, 3 bed, 1 bath, 1 car parking, $658 per square foot. Asking $459,000 sold for $625,000. SFnewsletter(TM) Week Ending December 17, 2004

Dear Friends: ****SFnewsletter.com is coming soon! It's going to be sweet!**** _____ Welcome to the newest members of the list. To opt-out, either email sfnewsletter@gmail.com, or click on the "unsubscribe" button below. If you know anyone who would like to be added to this distribution, send them to SFnewsletter.com. Don't forget to click on the "New on Market", and "Sold" reports below. They are what make this newsletter tick.* $____ Market Update: Not many new listings this week. That is normal for this time of year. Sales continue to roll on the properties that are on the market though. This is San Francisco, and in my humble opinion things aren't going to slow down anytime soon. Watch out for the New Year. I know many, many people that are waiting both to buy and sell. It's going to heat up even more. Forget all the hype about a bubble and interest rates. This is San Francisco. I keep saying this. There is only one San Francisco in the world. People will ALWAYS want to live here. Even if a magnitude 8.0 quake hits. Maybe then we'll be an island and the surf will be good on the south shore with all the Northwest wind we get. $$___ Maximum overbid(TM) of the week**: 32-36 Richland Avenue in Bernal Heights. Five unit building. $161 per square foot. Eight days on the market. Asking $549,000 sold for $826,000. I keep saying Bernal is HOT! This keeps proving my point. Here's a link to the property description. $$$___ My Thoughts: The California Association of Realtors has a very informational site, for those of you craving more punishmnet or knowledge (depends on how you look at it). It is www.car.org. And here is a good article. Happy Aloha Friday! alex New on Market Report SOLD 12/03/04-12/17/04 SOLD 11/19/04-12/02/04

SF Newsletter, Week Ending December 10th, 2004

Dear Friends: ****Squaw Valley Community Benefit Day - Sunday Dec 12. $35 Will-Call ski & skate tickets available in advance ONLINE only at squawshop.com. Only 1000 of these tickets will be sold. Order online NOW! Details at squaw.com**** _____ Welcome to the newest members of the list. To opt-out, either email sfnewsletter@gmail.com, or click on the "unsubscribe" button below. If you know anyone who would like to be added to this distribution, send them to sfnewsletter.com. Don't forget to click on the "New on Market", and "Sold" reports below. They are what make this newsletter tick.* _ Regarding Squaw Valley USA. They have hands-down the best terrain of any resort in Tahoe. They received up to three feet of snow this past week, KT-22 is opening, and the upper mountain is untouched. Just $35! That is a no-brainer! $____ Market Update: Cranking!! No slowing. I ran a different report for myself today and actually sat down with a pen and counted how many properties sold at, above, or below asking this week (Keeping in mind this is subject to Realtors actually entering the sale in MLS for this week). For single family homes there were 81 sales. Sixty nine (69) of them were above asking, four (yes 4) were at asking (A lot of times this number is bogus, because you can refuse to enter exact sales prices if the clients request to do so.), and eight (8) were below. For condos there were sixty-six (66) sales. Of those, fifty-two (52) were above asking, five (5) were at asking, and a whopping nine (9) were below. Needless to say, the market is Zesto! $$___ Maximum overbid of the week**: There are so many mind-blowing overbids this week, I don't know what to do. There is a clear winner in terms of percentage over, but it is no surprise. That is 107 Britton in Visitacion Valley. Two bed, two bath, asking $198,000, sold for $468,000. That is just bad pricing. On the other hand, I have to showcase the big-money crowd getting in the game of overbidding. The address is 2610 Jackson in Pacific Heights. Four bedroom, 4.5 baths, 4 car parking. On the market 19 days. Asking $3,750,000, sold for $4,900,000. Yes that is $1,150,000 above the asking price. Regardless of percentage, that is a ton of money to essentially throw into a hat, and trust your Realtor. Hopefully, they weren't the only offer. Here's a link to the property description. $$$___ My Thoughts: I heard Johny Depp bought a 45 acre island in the Caribbean with 50 inhabitants on it, a huge private white sand beach, and warm weather for around $3.6 Million. Let's see, a house in Pacific Heights with 750,000 inhabitants, a dirty brown beach, and average temperatures that hover around 60 degrees, or an island in the Caribbean. Which would you prefer? Just keeping it all in perspective. Happy Aloha Friday! alex New on Market Report: Report SOLD 11/2604-12/10/04: Report SOLD 11/12/04-11/25/04: Report
